The real return shows up after you subtract maintenance, property taxes and the months it sits empty.
Note Buying to rent out, and needing numbers, not wishful thinking.
Back to client typesAn investor doesn't fall in love with the property: what matters is how much it rents for, how fast it depreciates and how quickly it rents again if the tenant leaves.
We work with concrete numbers: expected rent for the area, HOA dues, property taxes, insurance and an honest estimate of vacant months per year. That gives you the net return, which is almost always lower than the listing promises.
If the numbers don't work, we say so. We also compare residential, office and retail rentals, which behave very differently.
Each one is handled by a specific service, agreed on before we start.
The ones we use most often here. Each service page details what's included.
