Title reviewed
No property gets listed without a title review. If there's a lien, we tell you in the first conversation.
Real estate in Atlanta, with a title review up front on every deal.
Note The question we get most often starts with: "I already put down earnest money, and now they're telling me..."
Threshold grew out of a story we kept seeing: a buyer hands over a deposit, no contract, on a property nobody checked. When the lien or the heir who never signed shows up, that money doesn't come back.
The title gets reviewed before you ever see the property.
It's compared against real closed sales in the area.
Earnest money, deadlines and conditions in writing, never on a handshake.
We start from what's actually worrying the client, not from a list of homes.
Pick a situation to see how we'd handle it.
Not without a document. We draw up the agreement with the amount, the deadline and what happens if your financing falls through, before you hand over anything.
View related serviceWe pull the title and verify ownership, liens and marital status. If there's a spouse or heirs, they have to sign too.
View related serviceWe work out what you can really afford and compare the total cost across lenders, not just the monthly payment.
View related serviceIt's almost always a price out of line with the market or a weak listing. We value it, fix the listing and screen for serious buyers.
View related serviceThat gets solved through probate and transferring title to the heirs. We tell you what's missing and how long it usually takes.
View related serviceWe calculate the net return with HOA dues, property taxes and vacant months included. It's usually lower than the listing says.
View related serviceA well-drafted lease and the right deposit prevent it. If it's already happened, we handle collections and the end of the lease.
View related serviceEvery stage has a point where you can ask questions and decide.
The same order for a $1,500 rental and a half-million-dollar sale.
Before we show you anything, we ask what you need, whether you'll live there or rent it out, and what you really have to work with between your down payment and your loan. Showing you ten homes outside your budget wastes everyone's time.
We pull the title on every property we're going to show you and check ownership, liens, mortgages and judgments. If something turns up, we tell you before the showing, not after you've fallen in love with the place.
We schedule the showing for a set time and go with you. We point out the good and the bad: moisture, traffic noise, an old elevator, high HOA dues. Nobody makes a good decision from a wide-angle photo.
We negotiate the price with market data behind it and put everything in writing: the amount, how you'll pay, the earnest money, the deadlines and what happens if your financing falls through. Handing over a deposit without a contract is the most common way to lose money in this business.
We see you through the closing with the title company and the recording of the deed. We let you know when the deed is recorded with the county and hand you a copy. The deal isn't done when you sign; it's done when the property is in your name.
It's not just about closing the deal. It's about nobody questioning your ownership five years from now.
No property gets listed without a title review. If there's a lien, we tell you in the first conversation.
The price is compared against real closed sales in the area, not what the owner thinks it's worth.
If a property has a problem that isn't worth it, we tell you, even if we lose the commission.
Deposits, earnest money and deadlines in a signed document. No money changes hands over a text message.
From the first showing to the recorded deed. We don't disappear on closing day.
We work with properties we've checked ourselves, not listings copied from other sites.
